As outlined in the USC Strategic Plan July 2008, and various other forums, the USC Committee has been considering an upgrade of the East Wing Kitchen and Dining facilities. The Manager’s flat temporarily located in the mezzanine store and maintenance of the cedar cladding have also been under consideration. Australian Women’s Ski Club (AWSC), our eastern neighbour, lodged a second substantial redevelopment proposal earlier this year and has just received Planning Permit approval. It includes one building of four flats on three levels adjoining our east wing Living area, and a three level lodge building on the rocky knoll to our north adjoining the Avenue. It will have an impact on our amenity and we objected during the planning permit process. However the permit has been issued and our views east and north from the east wing may be compromised by the proposed new buildings. Consequently earlier this year several issues combined and the Buller East Wing Upgrade Sub Committee was convened to progress them all. The opportunity to resolve many USC problems and create stunning new amenity for Members was recognised. To upgrade the Kitchen, and establish a satisfactory Dining area required additional space for the Living area. By extending to the south, relocating the mezzanine store temporary managers flat, the lodge could capture the stunning views to the south which would be unlikely ever to be built out. The manager’s flat could be relocated and any bedrooms and bathrooms altered as a consequence. FMSA Architects have been engaged to develop the plans, and considered three options to expand the Living space - up half a floor, down half a floor, or to the east adjoining the current Living space. The latest versions of the plans are shown on the adjoining web pages for information and are still being developed as a work in progress. A Quantity Surveyor is being engaged for cost planning and discussions are underway with various building contractors. Construction of all or part of the proposal is anticipated to commence in summer 2010. The Committee is inviting feedback from Members on the proposal as developed so far.
